Development management services / UK

Development management services.

A development manager connects the investment brief with the decisions needed to move a scheme forward. JMGL provides independent, client-side support for developers, landowners and investors, from early options through planning, procurement and delivery.

Scope

From first appraisal to handover

These are potential workstreams, not a fixed package. Scope, deliverables, authority and reporting frequency are agreed for each appointment. Architects, planning consultants, engineers, cost consultants, legal advisers and other specialists retain their own professional responsibilities.

  1. Stage 01

    Appraisal & development options

Test how the site, proposed use, development costs and programme fit the client's objectives before committing to a preferred route.

Typical outputA development brief, key appraisal assumptions and the options requiring a decision.

  2. Stage 02

    Planning & design coordination

Bring the planning and design advisers together around a deliverable proposal, with site constraints and commercial priorities considered alongside the design.

Typical outputA coordinated planning workstream, consultant responsibilities and a record of outstanding decisions.

  3. Stage 03

    Funding & delivery strategy

Coordinate the project information and specialist advice needed to assess funding requirements, delivery options and the implications for the scheme.

Typical outputAn agreed delivery strategy and a clear view of the information needed for funding decisions.

  4. Stage 04

    Team appointments & procurement

Help define consultant scopes and assess procurement choices, so appointments and contractor selection reflect the project's risks and the client's requirements.

Typical outputDefined scopes, procurement recommendations and the decisions needed before appointments are made.

  5. Stage 05

    Construction oversight & reporting

Maintain a client-side view of programme, cost information and key risks, coordinating the professional team and bringing decisions back to the owner.

Typical outputProgress and risk reporting, with the format and reporting frequency agreed in the appointment.

  6. Stage 06

    Handover & operational readiness

Keep the development objectives connected to completion, the information required at handover and the next stage of ownership or operation.

Typical outputAn agreed handover workstream and a clear allocation of close-out responsibilities.
